The sequence matters more than the price at the start. Find the cause, get a repair design that addresses it, permit that design, then build and inspect it. A patch that skips the cause tends to fail again, and it can complicate a future sale.

Not every crack is structural. Hairline drywall cracks at door corners are common as houses settle. The signs that justify an evaluation are the ones that grow or affect how the house works.

Hillside lots and retaining walls

The City fee schedule separates standard-plan retaining walls from special design walls, and walls over 6 feet high are priced as special design. In practice, a tall or heavily loaded wall needs an engineered design and plan check, not a standard detail.
The engineer, the permit and the inspections
A licensed engineer evaluates the problem and designs the fix: new footings, underpinning, replaced framing members, hold-downs or a rebuilt wall. Those drawings go to City plan check, and the inspector checks the work at each stage against them.
The City fee schedule effective July 1, 2024 listed foundation repair and seismic upgrade at $726.01 per 200 lineal feet of foundation. A permitted, inspected repair leaves a record you can show a buyer or a lender later.

Questions homeowners ask
Do I need an engineer for foundation repair?
For anything beyond cosmetic crack sealing, usually yes. The City needs a repair design it can check, and the engineer's evaluation is what tells you whether the problem is settlement, drainage, soil movement or something else.
Will my homeowner's policy pay for structural repair?
It depends on the cause and your policy wording. Sudden damage is often treated differently from gradual settlement or wear. Ask your carrier before work starts and keep the engineer's report.
Can a retaining wall be repaired, or does it need replacing?
Some walls can be reinforced and drained, others have failed in a way only a rebuild fixes. The engineer decides based on how the wall was built and how it moved.
What is a seismic upgrade on an older house?
It usually means connecting the framing to the foundation more securely, and on raised floors, bracing the short walls between the foundation and the floor. Whether your house needs it depends on how it was built.
